Many employees miss coworkers, work-life separation




Commuting costs and COVID safety still a major concern, however


 


It looks like many workers are becoming happier about returning to the workplace.


About 82% of those in the US expressed comfort in returning to the physical workplace, finds a recent survey from the Conference Board. This is up from 71% in January 2022.


But that return to the workplace may be helpful, considering that 58% of workers say their work-life integration increased during the pandemic.


“While remote work surely provides a desirable work-life balance for many, these results suggest that the lack of clear boundaries in many remote-work arrangements can fuel stress and burnout,” says Rebecca Ray, executive vice-president for human capital at the Conference Board.


More than half (51%) of those working remotely are also concerned about limited connection with their colleagues and 47% are worried about blurred work-life boundaries. Thirty-four% said they care about the constant expectation to be available while 32% are anxious about increased hours or workload.


Employees are feeling more isolated from their organizations amid the pandemic, found another report released in September 2021.


Nearly three-quarters (74 percent) agree with their organization that returning to the physical workplace will enhance networking opportunities and build relationships. More than seven in 10 also agree that it will increase collaboration (72%) and help maintain culture (70%).

However, one third (33 percent) of those in the actual workplace are concerned about the increased time and cost to commute. This is much more common among Millennials (59%) than Gen X workers (31%) and Baby Boomers (30%). Women (43%) are also much more concerned about this than men (25%).


Also, 26% of those in the office are still concerned about exposure to COVID-19. Millennials (35%) and women (30%) also express greater consternation about this compared with their counterparts (19% of Gen X, 31% of Baby Boomers and 21% of men).


Meanwhile, more than 70% of workers in the IT sector will quit their job if their employer forces them to head back to the office, according to another survey.


And many hybrid workers share the same concerns as remote and on-site workers: 41% are concerned with blurred work-life boundaries; 39% worry about limited connection with colleagues; and 31% are concerned with the increased time and cost of commuting.


“Rather than assuming a return to the office will be the panacea, leaders can also be proactive in helping to set and maintain more definitive work boundaries in this new world of work,” says Ray.


Many workers overall, self-report decreased mental health (41%), decreased engagement and morale (38%) and increased burnout (41%), according to the Conference Board’s survey of more than 1,300 individuals – predominantly professional and office workers – from March 14 to 18.


Another report found that 73% of workers and leaders are calling to be measured by outcomes and results rather than hours spent working, but only 36% of managers are assessing performance based on results.

5% Mortgage Rates on the Horizon









Mortgage rates have been rising quickly over the past month. A year ago, the 30-year fixed-rate mortgage was 3.18%. Last week, it averaged 4.67%, according to Freddie Mac.


Mortgage rates surged more than 90 basis points in March alone. And 5% mortgage rates may be here sooner than many housing analysts had originally predicted.


Several leading housing economists recently told MarketWatch that 30-year fixed rates may hit 5% within the next month, while others believe that landmark will come later this year.


“Even if rates slow their recent pace of increase, they’re likely to hit 5% by mid-year unless something big changes in the outlook,” Danielle Hale, realtor.com®’s chief economist, told MarketWatch.


Jeff Ostrowski, an analyst at Bankrate, told MarketWatch he believes 5% rates will arrive even sooner—sometime this spring.


Lawrence Yun, chief economist of the National Association of REALTORS®, says he believes the higher mortgage rates will cool the market somewhat in the coming months. “At a 5% rate, home sales this year may even fall by 10%,” he says.


But Hale is optimistic that buyer demand will remain strong. “We have a large generation of younger households, more than 45 million of whom are in prime household formation and home buying years of 26 to 35,” she told MarketWatch. “And while the monthly costs of buying are higher, the monthly costs of renting are also up, more than 17% in the last year. … Rising rents and higher costs of home buying have younger households hoping to move, stuck between a rock and a hard place.”


And even as mortgage rates climb, Yun does not expect home prices to turn negative. “Home prices are on firmer ground, even if mortgage rates rise to 6%, since the rents are rising strongly,” he told MarketWatch.

REALTORS® CELEBRATE FAIR HOUSING MONTH






This April, Realtors® celebrate the 54th anniversary of the Fair Housing Act with special events that symbolize their recommitment to expanding equal access to housing.




























The Fair Housing Act created a sea change of U.S. laws to guarantee that all Americans – regardless of race, color, national origin, religion, sex, family status, and disability – had an equally fair shot at the American dream of homeownership.


While the nation still hasn’t fully come to terms with equal access for all, the Act was the first and perhaps biggest step in getting there.


For Realtors, April is a time to honor passage of the Fair Housing Act, but also to look at the present and plan for the future. In addition to the Fair Housing Act, the Realtor Code of Ethics also requires Realtors to provide equal service on the basis of these protected classes, as well as on the basis of sexual orientation and gender identity.

  • The National Association of Realtors® (NAR) published a Fair Housing Month Toolkit. Realtors can download a poster along with additional graphics and resources to help individuals and associations commemorate Fair Housing Month.




  • NAR added a new episode to its podcast, Drive with NAR, called Fair Housing: Who’s Being Left Out of the Conversation?




  • More information on advertising that follows the Fair Housing Act can be found in a new Window to the Law video from NAR: Advertising Within the Fair Housing Framework.




  • Realtors can petition their cities and states to join them in celebrating passage of the Fair Housing Act. NAR created a proclamation that can be filled out for the request, available for download as an online PDF. The U.S. Department of Housing and Urban Development (HUD) also celebrates passage of the Fair Housing Act in April.




“Fair Housing month is a time to recommit to our mission to promote fairness, inclusion and justice in housing,” says HUD Secretary Marcia L. Fudge. “This month and every month, we are doing everything in our power to ensure every person has a fair shot at the American dream.”


“Although the Fair Housing Act was passed 54 years ago, we are still fighting against discrimination in housing today,” adds Demetria L. McCain, principal deputy secretary for fair housing and equal opportunity. “This April, HUD is renewing its commitment to end housing discrimination and to ensure every person has equal access to safe, affordable housing.”

REAL ESTATE TRENDS TO WATCH THIS SPRING






Realtor.com: Home sellers may continue to hold the upper hand, but buyers may be more sensitive to price increases; and more inventory could enter the market.





Home sellers will likely continue to hold the upper hand this spring, says a realtor.com® housing report that also uncovered upcoming trends.

Buyers are likely to become more sensitive to price increases. Mortgage rates are on the rise and are expected to continue to increase this year. As home shoppers face higher borrowing costs, they may need to tighten their budgets or even step back from the market as home prices increase as well. That could help to moderate price trends, realtor.com says. The trend occurred last year, even when mortgage rates were at historical lows but home prices were climbing by double-digit annual gains. In early May 2021, the number of sellers who made price adjustments rose by 17.8% compared to the start of the year.



More inventory will likely hit the market. Buyers may see the benefit of a greater housing supply. Still, the number of homes for sale is expected to remain historically low this year, though more options are likely to become available. Builders are adding more homes to the inventory. Also, more homes typically come on the market during the spring season. Realtor.com notes that based on historical trends, by mid-August the number of sellers with actively listed homes usually rises 17.4% over the beginning of the year. If that trend holds true, it could mean more options for buyers and more competition for home sellers.


Sellers may face trade-offs. Homeowners who have to sell and buy could face a dilemma: If they hold out for peak asking prices on their home, they also could end up paying a premium for the home they buy, realtor.com says. Listing prices usually reach their highest levels in the summer. But home seller-buyers who delay will face more competition from other sellers and the possibility of missing out on buying opportunities.


“We all know that homes are selling lightning-fast right now,” says Rachel Stults, managing editor at realtor.com. “But that doesn’t necessarily mean your house will sell itself. Before you list your home this spring – or any other time this year – make sure you’ve taken steps to get it ready, including cleaning and decluttering, getting cost estimates on repairs you might need to make, and talking to agents to see who would be a good fit for your needs. No matter when you decide to list, whipping your home into shape beforehand will help you sell faster and for more money.”

Where House Hunters Can Find Affordability









Surging home prices have prompted buyers to max out their budgets and priced out others. Buyers willing to move, however, can find several markets across the country that still offer affordability, housing experts say. Realtor.com® researchers analyzed housing data and 250 of the largest markets nationwide to identify the most affordable in the nation.


They found several Midwest markets offer the best affordability. Also, some of the most inexpensive places have seen decades of population decline, which means they tend to have more homes for sale than other parts of the country, realtor.com® reports. Further, many of the economies in these locales also tend to be known for manufacturing and agriculture.


“These areas generally have lower median incomes and lower costs of living, helping keep home prices lower,” says Hannah Jones, economic research analyst for realtor.com®. “These metros have also largely been spared rising housing costs from an influx of remote workers who have typically sought out mountain and beach destinations.”


Here are some of the most affordable places to live in the U.S., according to realtor.com®’s analysis. Researchers limited the list to one metro per state to ensure geographic diversity.
