Teens Show Holiday Spirit Grabbing Rakes to Help Elderly with Leaf Removal




A school bus load of 21 New Jersey teens in 7th and 8th grade traveled to volunteer for community service, serving seniors and inspiring neighbors with their good deeds.


Equipped with rakes and recycled paper bags, they cleaned up property around elderly homes in Wayne providing leaf removal free of charge.


Approved by the Ramsey NJ Board of Education, the kids volunteers for the nonprofit organization I Want To Mow Your Lawn Inc., which was started over the pandemic last summer.


Brian Schwartz founded I Want To Mow Your Lawn after getting laid off from his advertising job.


“We’re now in 35 states with over 150 volunteers,” he told GNN this week.


With the success of this week’s ‘field trip,’ Schwartz is looking to partner with schools in other towns to get more groups like this involved in his ‘grassroots’ campaign.


These same kids will be returning in the coming weeks to clean more yards, offering leaf removal and a new ‘branch’ of kindness.

Build Back Better Plan Goes to Senate




The U.S. House of Representatives passed President Joe Biden’s signature Build Back Better plan early Friday by a vote of 220-213. The bill now goes to the Senate for consideration.


The roughly $1.75 trillion bill spares real estate investment from the most-feared taxes and includes key NAR priorities like investments in affordable housing and down payment assistance.


The National Association of REALTORS® says key aspects of the bill will support and protect real estate markets.


“Our advocacy operation is bipartisan and focused on the issues. Our goal was to ensure this legislation includes robust funding for affordable and fair housing and protects real estate investment from misguided and harmful new taxes,” says Shannon McGahn, chief advocacy officer for NAR.


”We are pleased that House lawmakers expanded affordable housing provisions from what was in the original framework, but this bill is far from final. Expectations are the Senate could remove some provisions to lower the price tag. We will continue to work with Congress to ensure the final bill is good for the real estate economy and consumers.”


NAR played a key role in getting Congress’s attention on housing priorities. At an Oct. 20 press conference at the U.S. Capitol, NAR CEO Bob Goldberg joined other housing leaders and key members of Congress to call for the inclusion of affordable housing provisions in the final bill.


”As a nation, we have to find ways to close the supply shortfall,” Goldberg said at the press conference. “Doing so will be particularly meaningful for lower-income households, millennials, and households of color.”

How REALTORS® Are Rising to Meet Industry Challenges









EALTORS® have adopted—and adapted to—new ways of doing business safely in the global pandemic, emerged as community forces for doing good, and advocated for furthering the American dream of homeownership, Charlie Oppler, 2021 president of the National Association of REALTORS®, said during the General Session kickoff event on Friday at the 2021 REALTORS® Conference & Expo.


The conference, held Nov. 12-15, has drawn about 10,000 REALTORS® in person to San Diego and also features a virtual component for those who can’t attend in-person this year.


The membership of NAR has bloomed to 1.5 million REALTORS® as more people enter the real estate business while the housing market is thriving. Oppler cited numerous ways the industry has grown over the past year through a multitude of efforts, including:


Becoming mentors. NAR launched a new mentoring program, NAR Spire, to help real estate professionals in underserved areas grow their real estate business while expanding homeownership opportunities in their communities. The program provides mentorship in many real estate discipline, such as sales, mortgages, appraisals, and property management. Piloting the program this year in nine locations, NAR matched more than 60 mentors and mentees and provided 10 live education sessions to offer insights into the various real estate career paths.


NAR plans to expand NAR Spire and also has launched a website, FutureInRealEstate.realtor, which promotes real estate career paths, provides assessments to determine skills and interests, and offers insights into building generational wealth through property ownership.


Fostering commercial connections. This fall, NAR hosted its inaugural C5 Summit in New York City, a real estate conference geared to the commercial sector. (C5 stands for Capital, Connect, Commerce, Community, and Commercial.) The conference brought together commercial investors and industry leaders, REALTOR® associations, economic development corporations, government officials, REITs, and more. More than 250 companies were represented at the event. NAR is planning to host the second C5 event in August 2022 in New York City.


Serving as good neighbors. REALTORS® volunteer in their communities at a rate more than double the general population—72%, according to NAR data. NAR features many of these stories on social media and in its national consumer ad campaign. This year, REALTORS® have been encouraged to share those stories and log volunteer hours at nar.realtor/rgn. “From a single act of kindness to communitywide initiatives, we want to celebrate REALTORS® who volunteer their time and talents,” he says.


Making a difference in disaster relief. This year marks the 20th anniversary of the REALTORS® Relief Foundation, which provides housing assistance for victims of disaster and catastrophes. RRF was founded hours after the Sept. 11, 2001, terrorist attacks. Since then, RRF has donated $34 million and helped more than 17,000 families.


This year, RRF has taken steps to establish a sustainable reserve fund to ensure that it will be prepared to help during future times of crisis, setting a goal of $8.5 million to have the capacity to mobilize immediately whenever disaster strikes. To date, it has raised more than $8.3 million toward that goal.


Ensuring inclusivity and fair housing adherence. NAR continues to take steps to build on the momentum around diversity, equity, and inclusion. Last year, NAR launched an online fair housing simulation training called Fairhaven, which places real estate professionals in realistic scenarios where they confront housing discrimination. NAR also offers an implicit bias training video to help real estate professionals overcome hidden biases. So far, nearly 30,000 members have completed Fairhaven training, and 28,000 have viewed the implicit bias video.


But Oppler said that, with 1.5 million REALTORS®, there is still a long way to go in urging more colleagues to take part in the training. “Diversity is more than just a word, and it needs to be more than just an occasional conversation,” Oppler said. “It has to become part of our culture … and woven into everything that we do.”


He also talked about the broader message of showing REALTORS®’ commitment to inclusivity and fair housing beyond local communities. “We need to use our voice in Washington to advocate for racial equity to ensure Americans of every color can pursue their American dream,” he said. “Our work to tackle housing discrimination will go on for a long time. But hopefully, we can make progress to close that racial wealth gap.”

ST. LUCIE COUNTY: MEDIAN SALE PRICE INCREASES AS NORTHERNERS FLOCK TO FLORIDA

“The St. Lucie County market is red hot right now. Northerners are flocking to Florida for the winter months and continue to explore all the opportunities our area has to offer. Competition among buyers has been stiff, leading to a 37.5 percent drop to 10 median days on market,” said Karen Johnson, President of Broward, Palm Beaches & St. Lucie Realtors®.


Days on market is a measure of the length of the home selling process calculated for sales which closed during the month. Time to contract measures the number of days between the initial listing for a property and the signing of the contract which eventually led to the closing of the sale.


“Snowbirds have caused tons of excitement in Southeast Florida as we enter the holiday season. The trend of median sale price increases continued with a 28.8 percent jump to $335,000. We haven’t seen a decrease in median sale price since June of 2012. It’s also worth noting that the median percent of original list price received in October was 100 percent,” continues Johnson.


Median sale price is our preferred summary statistic for price activity, because unlike average sale price, median sale price is not sensitive to high sale prices for small numbers of homes that may not be characteristic of the market area.

5 Home Design, Building Trends to Watch in 2022









Home design is getting more personal. More homeowners are using their homes to show their individuality and design freedom, according to home design experts at The Plan Collection, an online home design firm.


“It makes sense as people have gone from having to be home to wanting to be at home in an environment that expresses their personalities and individual tastes,” says Laurel Vernazza, home design expert at The Plan Collection. “Since no one could travel, homeowners had to bring those experiences into their homes.”


The Plan Collection’s team offers its predictions of the hot home design and building trends for 2022, including:


Curvier building elements: Curves can add an element of surprise and counter the “straight-line syndrome” of recent years, designers say. Expect to see more arched openings, barrel-vault ceilings, and curvy furniture, designers predict. Outside, arched windows and doors, arched openings, and ceilings for porches or decks will make statements, as will curved walkways.

Patterned hardwoods: “Greater interest in Old World craftsmanship with two-tone inlays, patterns, or even different tones” are growing more popular, designers say. Expect to see lighter hardwood flooring, whether in one room or even just part of a room.

Colorful kitchens: “Homeowners are tiring of the all-white kitchen and counters,” designers say. “They want to add some spice.” Expect to see more painted or wood cabinets in warm or neutral hues and countertops that feature alternative material choices. For example, more homes may mix two countertop materials, such as granite countertops and hardwood for the kitchen island.

Black highlights: Black accents are trending, as are subtle colors and warm tones. Interior and exterior black window frames, black lacquered entryway doors, and black appliances—either shiny or matte—are expected to grow in popularity in 2022.

Maximalism takes root: More homes are also taking on a “maximalism” look, which particularly can be seen in a Bohemian cottage or ornate English manor, designers note. “While inventory of new furniture wanes, demand for high-quality and kitschy antiques will be in big demand,” designers say. “While people are traveling less, they have more expendable income so creative expressions of personality infuse interior design. Furnishings, rugs, art, and paint reflect past travel destinations or future dream locations that bring this idea home.”

New home starts trend downward




As persistent supply chain issues continue to cause headaches for builders, new housing starts dropped for the second straight month in October after rebounding briefly in August.


Stats from the Census Bureau showed that new home starts slipped 0.7% from September’s revised estimate of 1.53 million units to a seasonally adjusted annual rate of 1.52 million in October – below expectations of 1.58 million, but modestly higher than a year ago.


Single-family housing starts fell 3.9% to 1.04 million – the slowest pace since August 2020 – while multifamily starts rebounded from September’s decline to 481,000 in October.


“While groundbreaking on new homes slowed in October, housing permits, a leading indicator of future starts, rose, which is a good sign that home building is beginning to accelerate to keep up with the pace of household formation,” said First American chief economist Odeta Kushi.


Building permits for new homes were running at a seasonally adjusted annual pace of 1.65 million, up 4% from the revised September rate of 1.59 million and 3.4% above the October 2020 rate of 1.60 million. Single-family authorizations posted a 2.7% month-over-month gain to 1.07 million, while multifamily permits were at a rate of 528,000 in October.


Kelly Mangold, principal at RCLCO Real Estate Consulting, pointed out that the September new home sales figures were strong. Mangold said this “reflects market optimism and indicates that once materials and labor become readily available, we are likely to see a similar surge in starts.”


“Heading into winter, it is likely that activity will be more robust than is typical for the holiday season,” she added. “Buyers are continuing to hunt for their dream home amid limited inventory levels, and builders continue to work through their backlogs.”


“However, we have underbuilt new housing relative to the demand for years,” Kushi said. “Building will have to exceed household formation for some time to reduce the housing stock ‘debt’ we have accumulated. If you build it, they will buy it, and builders are taking heart. With demand for new homes still high, homebuilder confidence in the market for single-family homes rose in November. Yet, headwinds remain.”

The Most & Least Stressful Cities to Buy a Home









Buying a home is generally considered to be stressful, but stress levels may be increasing even more now as buyers face rising home prices and fierce competition in the marketplace.


Thirty-nine percent of first-time buyers say the stress of buying a home made them feel physically ill, according to a new study from HouseFresh, a site dedicated to sprucing up the home.


Some buyers use social media to share their stress. HouseFresh analyzed thousands of property-themed social media posts to identify the most stressful cities to buy a home in the United States.


Bangor, Maine, is the most stressful city to buy a home, according to the study. Like many other places across the country, home prices have surged in Maine over recent months, and bidding wars have erupted.


“It looks to me almost like desperation, where they have to get into a house and they’ll pay anything to get into the house until they are paying above that list value,” NextHome Experience broker Lisa Caron told HouseFresh. “Winterport and Stockton Springs—we’ve had some that were sight unseen a lot. And Bangor too—sight unseen.”

HouseFresh says some steps to combat stress while purchasing a home: Buyers should know exactly what they can afford, including factoring in renovations, decorating, maintenance, and more beyond the initial purchase costs; find the right real estate agent to help them; accept that no home is perfect; and ask the right questions and do their own research about the area, bills and taxes, and issues with the home.

Is the housing boom ending?






New data from LegalShield reveals that consumers are shifting their focus away from real estate and home purchases toward accelerating inflation and a looming foreclosure crisis.


For the first time in six months, LegalShield’s Housing Sales Index fell in October as prospective buyers continued to be priced out of the market. While existing home sales increased 7% to an eight-month high, sales were 2% lower than a year ago.


The LegalShield Housing Construction Index also plummeted to a record low, down by 7.8 points in October. The slowdown in construction activity points to the severe shortage in available lots and is unlikely to bounce back in the short term while increasing costs and dwindling demand impact the market.







“There are more pressing matters on their minds with rising inflation, federal aid, and loan and eviction moratoriums expiring,” said Jeff Bell, CEO of PPLSI, the parent company of LegalShield.


Despite foreclosure filings having doubled annually, the Foreclosure Index held steady and near historically low levels in October – an effect of pandemic-related assistance programs of the government.


The Consumer Stress Index also remained virtually unchanged, improving by 0.9 points month over month. However, consumers are becoming more pessimistic about the economy due to high inflation.


“Higher prices for essential goods and services are reducing consumers’ spending power and, if sustained, could hamper consumers’ ability to spend elsewhere in the economy,” LegalShield wrote in the report. “Inflation-adjusted disposable income has fallen in five of the last six months, with the trend expected to continue through the holiday season. In response, consumers may turn to short-term financing tools such as credit cards and buy-now-pay-later programs, which could potentially increase financial stress in the months ahead.”

Spotlight on Fair Housing at NAR’s Annual Conference




The National Association of REALTORS®’ fair housing team will present two sessions at the 2021 REALTORS® Conference & Expo that offer attendees the opportunity to explore the history of racial discrimination in real estate and to examine and overcome their own hidden biases.


“Bias Override: Overcoming Barriers to Fair Housing,” new implicit bias classroom training that will be offered next year by NAR, helps real estate professionals learn tactics to interrupt stereotypical thinking so that they can provide equal professional service to every prospect or client. A preview of the training, presented by Afua Addo, deputy director of programs and training at the Perception Institute, will engage participants in exercises to build new habits of equitable behavior.


The course, which expands on the 50-minute implicit bias training video released by NAR in 2020, was piloted in New York, Washington, and Texas this summer. It aims to help real estate professionals explore the assumptions they don’t know they’re making, examine their ideas about people from other identity groups, and learn how to be more comfortable working across lines of difference.


The three-hour classroom course will qualify for CE credit and will be offered by the Center for REALTOR® Development and taught by experienced At Home With Diversity instructors. Any REALTOR® association that is a licensed provider of CRD content will be eligible to provide the training.


“The Past and Future of Family Properties: Overcoming Real Estate’s Historic Harms to Communities of Color” session will feature Dr. Beryl Satter, professor of history at Rutgers University, who tells a deeply personal story of the ways Black Americans in 1960s Chicago were not only excluded from building intergenerational wealth through homeownership but also preyed upon by unscrupulous real estate operators who drained billions of dollars from their community. Dr. Satter’s father was a lawyer who owned rental properties and defended Black clients from these practices. Mabél Guzmán, a broker from Chicago and 2020 vice president of association affairs for NAR, will join Dr. Satter to examine the obstacles this history still creates today and what REALTORS® are doing to ensure that their profession helps all Americans build wealth and community.

Study: ADUs Can Add 35% to Home’s Value









Accessory dwelling units, also known as granny flats, in-law suites, or garage apartments, have been on the rise since the pandemic. ADUs are growing at a rate of 9% or 100,000 per year, according to a new analysis by Porch.com, a home improvement site.


Properties that have one are sought after. In the largest cities, a home with an ADU is priced 35% higher, on average, than a home without one, according to Porch.com.

ADUs have been touted as one answer to the housing affordability and inventory crisis. Homeowners with ADUs can earn extra income by turning them into rentals or as places to house their aging family members nearby.


ADUs are not cheap to build, however. The average cost of an ADU is $180,000, typically about $260 per square foot. That number could stretch much higher depending on where you live. For example, an ADU could cost anywhere between $149,000 and $400,000 in the San Francisco Bay Area, and in Austin, Texas, an ADU can cost $300,000, the study shows.


There are about 1.4 million homes with an ADU in the U.S. as of 2019. The states with the highest concentration of sales listings with ADUs are California, Florida, Texas, and Georgia.

WHAT INTERNATIONAL BUYERS ARE LOOKING FOR IN THE FLORIDA MARKET

Florida Realtors® has released its latest report on the state’s foreign buyer and seller transactions, the 2021 Profile of International Residential Real Estate Activity (Opens in new tab.) (Opens as PDF.) The one year-report – from August 2020 through July 2021 – reveals the emergence from the global pandemic though massive disruptions in production and travel remained.




Tourist arrivals to the United States are rising gingerly but are still decimated due to the travel bans and advisories in many countries regarding inbound and outbound entry and quarantine regulations. During the period August 2020-July 2021, tourist arrivals to the United States totaled 13.8 million, a decline of 83% compared the level during the same period prior to the pandemic in 2019.
